Please note, once we receive your request for a reservation, St. James Vacations Homes has the right to approve or revoke the reservation as needed.

Required payments:

After agreeing to the terms and conditions herein your initial payment will be charged within 24 hours once we have received and approved your reservation. We will automatically charge the provided credit card a pre-paid rent of fifty percent, per unit. If the booking is inside 90 days of your stay or the total booking is less than $500, we will charge the full amount. All remaining balance is due 90 days prior to your stay, and will be charged automatically to the credit card provided, unless we are otherwise notified.
We accept Visa, MasterCard, and American Express payments.

Damage waiver fee:

In lieu of a standard security deposit, renter agrees to pay $19.80 per day. This fee covers up to $1,500.00 of accidental or unintentional physical damage caused by renter. In the event damage to the unit exceeds the $1,500.00 maximum, guest agrees to compensate St. James Vacations Homes for this damage. This payment may be made by the credit card on file or by other legal means of collection. The Damage Waiver DOES NOT cover costs associated with any pet damage, intentional damage, or negligence by Lessee.
This is not insurance, and the Waiver does not apply to intentional damage done by the renter, excessive wear and tear, wear and tear due to parties, smoking, pets, additional cleaning charges due to stains or spills, fines incurred by the police or HOA due to noise, excessive trash, parking, or excessive damage over the purchased amounts of either $5000 or $1,500. If you do not wish to purchase this waiver, a security deposit of $500, $1,500, or greater depending on property is required at time of booking.

Cancellation policy:

RENT MONEY IS NON-REFUNDABLE. If cancelled within 90 days of check-in, you will be refunded tax, turnover, and damage waiver fees. Service fees are not refundable. If we are able to re-rent the property for your time spot, you will be refunded whatever rental funds we are able to re-rent the property for at that time, less a $500 per term, per property re-listing fee. We cannot make any guarantees on whether or not we will be able to re-rent the property and it may be rented at a lower rental rate than was originally paid. If cancelled outside of 90 days, the $500 per term per property pre-paid rent is non-refundable. FOR PEACE OF MIND WE RECOMMEND THAT YOU PURCHASE RISK FREE CANCELLATION. Risk-Free Cancellation Charge allows you to cancel within 48 hours of arrival and receive a full refund minus the Service Fee and the RFC Charge. All cancellations must be in writing by EMAIL .

Turnover fees:

A one time turnover fee is required for our turnover services for customary cleaning and restocking of your unit. If at the time of your departure extra cleaning is required, you may be billed for the extra cleaning services.

Check-in time:

4:00 p.m Check-in is after 4 PM. Early check ins will be allowed with prior approval and payment of the early check-out fee of $75.00. Guests Checking in before 4 PM without approval will be charged an additional full day’s rental.

Check-out time:

10:00 a.m. Late check outs will be allowed with prior approval and payment of the late check-out fee of $75.00. Guests staying after 11 AM without approval will be charged an additional full day’s rental.

Guest hereby acknowledges that if check-in is prior to 4 PM, check out is after 10AM these charges may be assessed and charged to credit card provided below or to my security deposit.


Basic cable, internet, trash are included in this rental amount. For monthly reservations or reservations of 21 days or longer electric and water fees combined up to $175 per month will be included. Electric and water fees combined over $175 per month will be charged back to the guest.

Right of entry:

St. James Vacations Homes and or an authorized employee or repairman may enter the premises during normal business hours for any purpose pertaining to repair, improvement, inspections, showings or any other reason.


Unless specifically noted NO PETS are allowed in the property. Reports of unauthorized pets may result in the termination of this agreement with no refund. Guests without approved pets will be charged an additional $250 pet fee.

Internet service:

Internet service is provided. Guest assumes all responsibility for self and their guests in the legal use of internet service. Guest and all occupants will refrain from all illegal conduct including but not limited to infringing on copyrighted materials such as music, movies, videos or published works which is against the law. Guest understands that they may by liable for any such abuse which occurs during the time of their occupancy.

Guest responsibilities:

Guests assume all responsibility for behavior of self and their guests and agree to abide by all rules and regulations of the condominium or development. The total number of persons allowed in the property at any time is restricted to the stated limit for each property. This limit includes all persons of any age occupying the property, regardless of available bedding. Eviction without refund is the penalty for guests that do not abide by the rules, regulations or restrictions. Should guests behavior necessitate eviction (including a complaint of noise or any other violation set forth by the County of Greene in the City of Greensboro, County of Putnam in the City of Eatonton, or any applicable condominium or homeowner’s association rules and regulations) all prepaid rents and deposits shall be considered earned. No occupants under the age of 25 are allowed unless accompanied by parent or legal guardian

Receiving mail:

Do Not have personal mail, United Parcel Post or Fed Ex packages sent to this property as most owners have a forwarding order in effect and your mail will be forwarded to them. if you need a package they can have it sent to the office in Greensboro where you may come by during working hours to pick up. No mail should be sent to the office unless it’s delivered by Fed Ex or Ups.

Pool and spa disclaimer:

The property you have rented may have a spa, hot tub or pool on premises. Guest agrees to assume sole responsibility for the safe and proper usage thereof, by all occupants and visitors. Guest shall use this amenity in a careful and proper manner. Guest is at no time to turn on pool heat or pool chillers. Damage to these items will be the responsibility of the guest. Proper swimming attire is required at all times.

Home owners association:

St. James Vacations Homes cannot warranty amenities provided through home owner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, restaurants, golf facilities, and picnic & beach facilities.


Smoking is not permitted inside any rental. Smoking is permitted outside the property, please be courteous and remove cigarette ash and butts. Do not extinguish cigarettes or cigars on any deck area. Any interior smoking will result in additional cleaning costs including but not limited to use of “smoke away” bombs, carpet, curtain and upholstery cleaning.

Minimum stay:

Minimum stays may be required during holiday periods and/or community events.

No daily maid service:

Daily maid service is available for an additional charge with advance notice.

Storm policy and conditions:

No refunds will be given for storms or inclement weather.

DEFAULTS: If a guest defaults in the performance of any obligations contained herein and a suit of law is brought against guest or persons accompanying guest, St. James Vacations Homes shall be entitled to recover all costs and expenses, including court costs and reasonable attorney’s fees.

OWNERS BOATS, JET SKI’S AND BOAT LIFTS- Are off limits to all guests. Guests may rent boats and jet ski’s from Marinas around the area and may tie them up appropriately to the owner’s docks. This agreement will be terminated immediately with no refund if it is reported that guests have violated the clause.


Our maintenance and housekeeping staff are here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. However, due to our remote location & availability of repair service no guarantees of repairs will be made and no refunds will be given for malfunctioning equipment or loss of public utility. In addition, no refunds will be given for acts of God, government, weather or road closings. There will be no refund due to a loss of amenity if it is not reported during your stay.

Risk free cancellation:

Risk-Free Cancellation Policy is available at 6.00% of your total stay. Risk-Free Cancellation Policy reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. Risk-Free Cancellation Charge allows you to cancel within 48 hours of arrival and receive a full refund minus the Reservation Fee and the RFC Charge. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase the Risk-Free Cancellation Policy on behalf of all occupants.


Owner and his agents shall not be liable for any damage or injury to the Tenant, or any other person or to any property, occurring on the premises or any part thereof, or in common areas thereof, unless such damage or injury is the proximate result of the negligence of the Owner, his agents or employees. Tenant agrees to hold Owner and his agents harmless from any claims from damages, no matter how caused.

Damage or injury to resident or his/her property:

MANAGEMENT is not responsible for any damage or injury that is done to RESIDENT or his/her property, guests or their property that was not caused by MANAGEMENT. MANAGEMENT recommends that RESIDENT obtain Renter’s Insurance to protect against injuries or property damage. ACTS OF THIRD PARTIES: MANAGEMENT is not responsible for the actions, or for any damages, injury or harm caused by third parties (such as other RESIDENT’S, guests, intruders or trespassers) who are not under MANAGEMENT’S control.
